If you plan on coming back and using it yourself plan on paying them at least months worth of rent to get them out in a timely fashion. Or, you might luck out and get reasonable tenants not looking to get paid off in order to vacate. I would think very carefully about any kind of long-term rental arrangement if you really need to come back to it. And I've used both FB and Kijiji, fine results each time.

I think these are two of the main places some tenants go to find inexperienced landlords to victimize. In Ontario, residential leases are not fixed term, despite what might be agreed in the lease. An Ontario residential lease generally always automatically renews at the end of the term. This means that even if your tenant says they will vacate when you return, or on a specified date They can legally demand tens of thousands of dollars called "cash for keys".
Apparently there are instructions on how they can do this posted on the internet. I have been waiting for a hearing date since fall of You might have to wait a year or more to get a hearing date, and then your hearing can be thrown out for the smallest administrative error and you would have to refile and and start all over again.
Can you handle the stress and the financial cost? Expect your tenant may not pay rent for a year of more.
